Project Overview
Demolition of existing structures, construction of 4x two storey townhouses, associated landscaping, easement and drainage works.
Development application requires the submission of a detailed stormwater drainage design demonstrating that it is physically possible to discharge of stormwater through downstream properties via an adequately sized PVC pipe.
Thomas Property - Project Management Team have been appointed to provide the following information in the detailed stormwater drainage design:
Undertake a detailed survey along the proposed Interallotment drainage easement through 44-46 Barry Street and 43 College Street. The detailed survey will require the following information:
* Spot levels to AHD along the proposed drainage easement width particularly at changes of direction along the entire length all the way to the proposed discharge point at College Street;
* Undertake a detailed search to identify the approximate location of existing utility services (water pipes, electrical, sewer, gas, telecommunication conduits including pit locations, etc.);
* Existing utility services must be located accurately by the Surveyor and their exact size and depth determined;
* Surveyor to provide a digital plan layout and longitudinal section of the surface levels as well as the location of existing services located at the correct depth.
The Stormwater Drainage Designer will be required to undertake the following:
* Superimpose the DA approved proposed works along the southern boundary of 43 College Street, such as, the basement car park wall (likely to be cored piles with shotcrete walls), planter boxes and driveway;
* Design an appropriate diameter PVC pipe at a gradient with adequate cover acceptable to Council along the proposed drainage easement to an appropriate discharge point along College Street;
* The Designer needs to demonstrate how the proposed PVC pipe will be transitioned to an appropriate rectangular galvanized steel box section through the nature strip to discharge the stormwater out onto the kerb and gutter along College Street;
* The Telstra Pit located in the nature strip adjacent to the southern boundary of 43 College Street must be taken into consideration to ensure that the proposed stormwater pipe does not interfere with it; and
* Council may require the Designer to undertake a hydraulic grade line analysis to demonstrate that the pipe diameter proposed will have adequate capacity to convey the stormwater discharge from 48 Barry Street to College Street.
Thomas Property - Project Management Services to undertake a review of the Development Application (DA) documentation submitted to Council to identify whether there is any other information that should have been included in the DA submission to minimize the number of DA consent conditions.
In most instances, DA consent conditions must be addressed prior to the preparation of documentation for Construction Certification (CC). As such, the CC process takes longer to complete.
Scope of Project Management Services
The scope of PM services to be provided are outlined below:
* Obtain fee proposal from qualified Surveyor to undertake the detailed survey along the proposed Interallotment drainage easement;
* Obtain fee proposal from qualified Stormwater Drainage Designer to undertake the proposed stormwater drainage design outlined above;
* Undertake a review of the DA documentation submitted to Council and provide a report outlining the way forward;
* Work closely with Owner to develop a detailed project plan, project schedule, and budget that identifies the required outcomes and deliverables based on a realistic timeline;
* Identify potential issues as well as addressing any issues that arises by recommending possible options available to mitigate them;
* Tender preparation for a suitable builder;
* Construction project management.
